Is It Too Late to Buy a Home Before the Holidays?

It's hard to believe, but we're heading into the final stretch of the year.

The school year is underway, football season is here, and before you know it, we'll be talking about Thanksgiving dinners, holiday parties, and Christmas trees.

Which brings up a question I hear from buyers every year:

"Is it too late to buy a home before the holidays?"

The short answer?

Not necessarily.

In fact, if you've been thinking about making a move, early fall can be a very good time to get serious about your options.

But—and this is important—you don't want to rush into the biggest purchase of your life simply because there's a holiday deadline.

Let's talk about what buying this fall could actually look like.

The Market Isn't Standing Still
If you've been waiting for mortgage rates to fall dramatically before buying, you're not alone.

But buyers are starting to move forward anyway.

According to Florida Realtors®, July 2026 marked the 11th consecutive month of year-over-year increases in Florida single-family home sales. New pending sales also increased year-over-year for the 12th consecutive month. At the same time, statewide single-family inventory was down nearly 13.5% from a year earlier.

That doesn't mean you should run out and buy a house tomorrow.

It does mean that buyers who have been sitting on the sidelines are beginning to re-enter the market.

And that's worth paying attention to.

Why Fall Can Be a Great Time to Shop
Spring and summer tend to get most of the attention when people talk about real estate.

But fall has some advantages of its own.

1. You May Have More Time to Make a Decision
You're not necessarily competing with the same level of frantic activity that can happen during peak selling seasons.

That can give you more opportunity to:

Compare homes
Study neighborhoods
Ask questions
Review disclosures
Consider your financing options
Think about what you actually want
A little breathing room can be a good thing when you're making a major financial decision.

2. Sellers Have Goals, Too
Every seller has a reason for moving.

Maybe they're relocating.

Maybe they're downsizing.

Maybe they're buying another home.

Maybe the house has been sitting on the market longer than they expected.

As the year gets closer to the holidays, some sellers may become more motivated to get a transaction completed.

That doesn't mean every seller will suddenly slash their price.

It does mean there may be opportunities for buyers who are prepared, realistic, and willing to negotiate.

3. You Could Be Settled Before the Holidays
Let's be honest.

Moving is stressful.

Moving during the holidays?

Even more stressful.

But imagine the alternative.

Instead of spending Christmas surrounded by boxes, you're waking up in your new home.

Your decorations are up.

The kitchen is unpacked.

You've figured out where the coffee maker goes.

And you're starting the new year in a home that better fits your life.

That's a pretty nice feeling.

So, How Early Should You Start?
This is where buyers sometimes underestimate the process.

Buying a home isn't simply:

Find house → Make offer → Get keys.

There are several steps between those events.

You may need time for:

Mortgage pre-approval
Home searches and showings
Writing and negotiating an offer
Inspections
Appraisal
Title work
Insurance
Loan underwriting
Final walkthrough
Closing
And every transaction is different.

Some move quickly.

Others encounter delays.

That's why if your goal is to be settled before the holidays, starting the conversation now is much smarter than waiting until you're in a holiday shopping frenzy.

What About Mortgage Rates?
This is probably the elephant in the room.

Mortgage rates are still higher than many buyers would prefer.

As of late August, the average 30-year fixed mortgage rate was around the mid-6% range, although individual borrowers can see different rates depending on credit, loan type, down payment, lender, and other factors.

And here's the thing:

Nobody can guarantee where rates will be six months from now.

You can wait for rates to drop.

But if they don't?

You may have spent six months waiting while the home you would have loved was purchased by someone else.

On the other hand, if buying at today's rate would stretch your budget too far, waiting may be exactly the right decision.

That's why the question shouldn't simply be:

"Will mortgage rates go down?"

A better question is:

"Can I comfortably afford this home today?"

If the answer is yes, you can always explore refinancing later if circumstances make that beneficial.

But you can't refinance a house you never bought.

Don't Forget About Insurance
Here in Florida, buying a home means looking beyond the mortgage payment.

Insurance matters.

A lot.

Before falling in love with a property, buyers should understand the home's insurance situation, including available coverage, deductibles, flood considerations, age and condition of the roof, and other property-specific factors.

Florida's insurance market has been changing, and statewide conditions have shown some improvement, but costs and availability can still vary significantly by property and location.

This is one reason having the right professionals involved early can save you headaches later.

When Should You Wait Until 2027?
Here's where I want to be completely honest.

Buying before the holidays isn't right for everyone.

You might be better off waiting if:

You're not financially comfortable with the monthly payment
You haven't saved enough for your expected cash-to-close
Your credit needs improvement
You haven't gotten pre-approved
You're not sure where you want to live
You're buying because you feel pressured
You haven't accounted for insurance, taxes, maintenance, and other ownership costs
There's absolutely nothing wrong with deciding:

"We're going to get ready now and buy next year."

In fact, having a plan can put you in a much stronger position when the right home comes along.

If you're wondering whether a fall purchase could work for you, ask yourself these five questions:

1. Am I financially ready?

Do I know what I can comfortably afford each month?

2. Am I pre-approved?

Knowing your financing options before shopping makes the process much easier.

3. Do I know where I want to live?

Brevard County has a lot of different lifestyles packed into one county. Beachside, mainland, established neighborhoods, new construction, waterfront, suburban, rural—you have options.

4. Am I flexible about the perfect house?

The perfect house may not exist.

The right house might.

There's a difference.

5. Am I ready to make a decision if the right opportunity appears?

You don't have to buy the first house you see.

But when the right one comes along, being prepared matters.

And What If You Don't Want to Move Until Next Year?
That's okay, too.

In fact, now may be the perfect time to start planning.

If you're thinking about selling your current home next spring, fall is a great time to figure out what needs to be done.

Maybe you need to:

Paint
Declutter
Make repairs
Improve curb appeal
Research your home's current value
Figure out where you'll go next

You don't have to do everything at once.

You just need a plan.

So, is it too late to buy a home before the holidays?

No.

But it's getting late enough that you shouldn't wait until December to start thinking about it.

Florida's housing market is showing signs of renewed activity, with sales and pending transactions continuing to improve even as buyers navigate higher mortgage rates.

The best time to buy isn't determined by a calendar.

It's determined by your finances, your goals, your lifestyle, and the right opportunity.

Maybe that opportunity is this fall.

Maybe it's January.

Maybe it's next summer.
